Universal Development & Construction (UDC) is actively seeking qualified candidates for a regular, full-time Property Maintenance Technician position at our community, Universal at Town Creek in Lenoir City.

Job Responsibilities & Duties:
Complete maintenance service requests within established timelines.
Complete move out turns of vacant apartments to facilitate timely occupancy for new tenants.
Monitor and maintain all building systems with preventive maintenance as necessary to ensure properties are in good working order.
Work within expense limits established.
Maintain inventory controls for cost effective operations.
Monitor work performed by outside contractors for compliance with company quality standards.
Responsible for 24-hour emergency maintenance service.
Carry cell phone required for on-call maintenance.
Complete grounds work as necessary which may include picking up trash, sweeping curb & dumpster areas and maintaining landscaping beds and other areas.
Inform General Manager of any unusual occurrence and/or damage that has taken place or that may occur.
Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
Follow established company policies and those outlined in the Employee Handbook.
Requirements:
Thorough, reliable, responsible, honest, organized, flexible, and service-oriented work ethic.
Acceptable background screen.
Valid driver's license and acceptable driving record.
